Fence Regulations

Watkinsville

Permit Requirements
Unconfirmed for fences: the city's subdivision rules require a building permit for any structure, defined as anything built that needs a place on the ground, but no building permit rule names fences and the city publishes no fence permit form or fee. Ask City Hall before you build. A lot on a residential corridor road may need Mayor and Council approval first; see historic districts. Subdivision Regulations Secs. 2.3, 4.7; Watkinsville Code Sec. 8-54 City Hall, Permit Technician · 706-769-5161 191 VFW Drive, Watkinsville, GA 30677
Height - Front Yard
4 ft (48 in) max. Pillars and posts may be taller. Within 20 ft of a street corner, nothing over 3 ft (see corner lots).
Height - Side/Rear
8 ft (96 in) max in side yards behind the front of the house and in back yards. The code also sets a 3 ft (36 in) minimum there.
Height Notes
Vacant lots: 48 in max near the street and 96 in max beyond the front 30 ft. The code says "front 30 inches" in one sentence and "front 30 feet" in the next; ask City Hall. The code does not say how fence height is measured.
Corner Lots
In every zoning district, nothing between 3 ft and 15 ft high within 20 ft of where the right-of-way lines of two streets, roads or railroads meet. Utility poles, light and sign posts and tree trunks are exempt. Residential corner lot: the side along the second street counts as a side yard. Watkinsville Subdivision Regulations Sec. 5.8.e(1); Zoning Chapter 5.02
Materials Allowed
Where a fence can be clearly seen from a street, park, playground or open space, only: native or regional stone (or imitation stone), brick that matches existing walls in color, stucco on concrete block or poured concrete with a brick or stone cap, wood that resists decay or is pressure treated (homes only), or a mix of these. Metal: the code lists "welded steel and/or black aluminum for gates only"; ask City Hall whether a welded steel fence, not just a gate, is allowed. A fence more than 30 ft behind the line the building front must be built to does not count as clearly visible.
Materials Prohibited
Where clearly visible from a street, park, playground or open space: anything not on the allowed list (stone, brick, capped stucco, decay-resistant or treated wood and the listed metals), which leaves out chain link and vinyl.
Historic Districts
The city adopted a historic preservation ordinance in 2024, but no local historic district or preservation commission had been set up as of February 2026, so preservation commission review does not yet reach fences. Residential corridors (mapped frontage lots along N. Main St., S. Main St., Macon Hwy., Barnett Shoals Rd., Simonton Bridge Rd., New High Shoals Rd. and Colham Ferry Rd.): building, changing or removing any structure needs a certificate of appropriateness (design approval) from the Mayor and Council, and every building permit there goes to the Council. The corridor ordinance never names fences; ask City Hall. The South Main Street Historic District is on the National Register, a federal listing. The zoning code sends development in the National Register district to design review; ask whether a fence counts. Watkinsville Code Secs. 8-102 to 8-106 and Appendix D; Zoning Chapter 6.05
Setbacks
None from a property line. Near a street corner, see corner lots. If your subdivision plat shows a utility easement (usually 7 1/2 ft on each lot along a shared side or back line), the subdivision rules bar any structure on it and define a structure as anything built that needs a place on the ground, but never name fences. Ask City Hall before fencing across one. Subdivision Regulations Secs. 2.3, 5.6
Design Requirements
Finished side faces the street. Individual single-family homes in the Detached and Attached Residential districts are exempt from the zoning code's design review by the Development Review Committee, except in the National Register district (see historic districts). A home on a residential corridor road still needs Mayor and Council design approval (see historic districts).
Gates
Where clearly visible from a street, metal gates (welded steel or black aluminum) are allowed. Pool gates follow the state pool code.
Floodplain Rules
In a mapped flood hazard area, development needs city floodplain approval. The flood rules define development as any man-made change to land, which on its face covers a fence. Floodway (the stream channel and nearby land that must stay open to carry floodwater): no new construction or other development unless a registered professional engineer certifies it will not raise flood levels or widen the floodway. If your plat shows a drainage easement, the owner must keep it free of anything that blocks water flow. Watkinsville Code Secs. 16-19, 16-83; Subdivision Regulations Secs. 4.2, 5.6
Color Restrictions
Brick that can be seen from the street must match the color of existing walls. Color is exempt from historic review.
Notes
Governed by the city's own zoning code, not Oconee County's. City Hall issues the city's building permits. City Hall, Permit Technician · 706-769-5161 · 191 VFW Drive, Watkinsville, GA 30677

Rules can vary within a jurisdiction. Historic districts and zoning overlays often have stricter requirements. Look up your exact address to confirm which rules apply to your property.
