Height Notes
The zoning ordinance sets building heights only; the only fence heights in it are the corner sight triangle and minimum screening heights for uses like utilities, landfills, storage yards and day care play areas. A new zoning ordinance took effect July 1, 2026. Municode still posts the repealed one, so older fence rules found there no longer apply. Jekyll Island is outside the county zoning ordinance.

Floodplain Rules
A fence is development under the flood ordinance, so one in a special flood hazard area needs a development permit; in the regulatory floodway nothing goes up without an engineer's no-rise certification. On the ocean side of St. Simons and Sea Island, a fence seaward of the Beach and Dune setback line (25 ft landward of the dune toe, the ordinary high-water mark, or the crest of a seawall or revetment) is a conditional use needing county approval. Under a house raised on pilings in a coastal high hazard flood zone, only lattice or mesh screening is allowed, no solid walls.
